A flake floor is a base coat with vinyl chips thrown into it until no wet coating shows, then scraped and vacuumed before a clear topcoat seals them in. The chips hide dust, tire marks and the odd drip of oil, and they give your shoes some grip. Quartz sand broadcast the same way gives a finer, grittier texture. HomeGuide's national range for a polyaspartic two-car garage is $2,000 to $6,900. For a floor, it depends where it is. In a guest room I would want it to look nice, clean and stylish. In a garage where I store my stuff, I think flake would actually look better, because it hides dirt. There will be dirt for sure, and spots after I drop something.
Polyaspartic is an aliphatic coating, which is the reason it stays clear in sunlight where epoxy ambers. Sherwin-Williams notes on its own epoxy sheet that the film may darken or yellow. HomeGuide puts polyaspartic at $5 to $12 per square foot installed and gives it 10 to 20-plus years. A one-day floor cures by evening because its base coat sets fast. We treat that as a scheduling choice, not a stronger floor. I would just pick a time when I don't need the garage, like a weekend, and wait two days instead of rushing. One extra day doesn't bother me, so for me there is no dilemma here.
A basement slab sits in the ground, so moisture decides the job before color does. Readings get taken along the outside walls and near the floor drain before anything is priced. Most coating makers cap vapor emission at about 3 pounds per 1,000 square feet a day, and past that a vapor barrier primer goes on first. HomeGuide's national range for a basement runs from $1,200 to $20,000, since a basement can be 300 square feet or 2,000.
New concrete wears a thin skin of cement paste that coatings cannot grip. A walk-behind grinder with diamond tooling takes it off and leaves a profile like coarse sandpaper, the CSP 1 to 3 range epoxy makers ask for. Dust goes straight into a vacuum with a 99 percent filter, the OSHA Table 1 setup for floor grinders. Scuffing a car panel before primer is the same idea. Paint needs something rough to hold.
A hairline crack gets opened wider with a chasing blade so the filler has walls to bite, then vacuumed out and filled, and the filler is ground flush with the floor. Control joints, the straight saw cuts across a slab, are there on purpose, and the coating either bridges them with a flexible filler or follows them. Where damage runs across the whole floor, HomeGuide prices resurfacing at $3 to $7 per square foot.
NOAA's normals give South Bend 64.5 inches of snow in a typical winter, and a share of it rides into the garage as brine on the car. Purdue's transportation researchers found that calcium and magnesium chloride deicers react with concrete and break it down. Gray, white or a shop color, one shade wall to wall. It is the cleanest look and the easiest to sweep, and it is honest about dirt, which is the catch. It suits a workshop that gets swept every day. For a lighter job, Homewyse prices a two-part epoxy sealer over a 440 square foot floor in 46601 at $1,800 to $2,160, though a sealer coat is thinner than a full system.
A floor that is dull or scratched but still bonded can be sanded and recoated. Epoxy has a window, and ArmorSeal's sheet gives 7 days before the surface needs abrading for the next coat to stick. Coating that lifts in patches, or peels where the tires park, has lost its bond, and patching over it only moves the failure. That floor gets ground back to concrete for a full replacement.
Old garage floor paint and kit epoxy come off under coarse diamonds before anything new goes on, because a fresh coating stuck to old paint is only as good as that paint. HomeGuide gives water-based epoxy 3 to 5 years against 10 to 20 for solid epoxy, so a kit floor left by the last owner may be near its end. Check yours. If the coating flakes off under a scraper near the door, it all comes up. Every time I have this kind of choice, if I want to do it myself, I ask what I would do instead. If I'm low on cash and the job is easy, I do it myself. If I have the cash and it's something important, I trade money for time, because professionals will do it faster, better and more reliably than I ever will.
Outdoor concrete needs a coating rated for sun and weather, which rules out plain epoxy on top. Simiron lists its polyaspartic for exterior use and calls it UV stable. The slab also has to survive about 126 nights a year at or below freezing at the South Bend airport, so cracks get repaired and a grit goes into the top coat for wet feet. HomeGuide prices an epoxy patio at $800 to $4,000. A driveway is a harder case, with plow blades and road salt, and we would usually seal one instead.

Slip resistance comes first. A grit broadcast into the topcoat gives shoes something to hold when the floor is wet. A flake base hides the scuffs from rubber soles and dropped weights.
Indiana's residential code requires a 6-mil plastic vapor retarder under most new slabs but exempts garages, so a garage floor can pull ground moisture straight up. A vapor barrier primer is a thicker epoxy that holds that back. Simiron's data sheet says a slab on grade needs one, since seasonal ground moisture can outrun whatever a single test showed. For a basement it is the first coat we price.
Fresh concrete is still drying and full of water. Sherwin-Williams asks for 28 days of cure at 75°F before its epoxy goes on, and a slab poured in a cool October dries slower than that. A new garage gets a moisture reading like any old one before we coat it. Pouring in May and coating in June is the easy calendar.
Polishing grinds the slab itself through finer and finer diamonds, hardens it with a densifier and buffs it to a sheen, with no coating to peel. Homewyse prices it in 46601 at $8.20 to $9.65 per square foot for 440 square feet. It suits a warehouse aisle or a showroom. For a working garage full of salt and oil we would still coat.
Glossy coatings get slick with water or snowmelt on them. Aluminum oxide grit mixed into or broadcast over the topcoat fixes most of that. Sherwin-Williams says plainly that an anti-slip additive gives some grip but is no substitute for a true non-skid finish, so ramps, entries and wash bays get the heavier texture.
Big slabs, heavy equipment and a lot of square footage. Homewyse's epoxy price per square foot barely moves with size in 46601, $8.39 at the low end for 250 square feet and $8.29 for 650, so a large shop is priced mostly by area. On an equipment floor we would pick flake or polished concrete over a smooth solid color that shows every scuff.
A cove base carries the coating up the wall a few inches in one continuous piece, so water and dirt have no seam to get into. The county health department requires coving in commercial kitchens, and it earns its place in a basement laundry or a mudroom too. Stairs and landings get the same system with a grit on the treads.
The slab gets read before anybody talks color.
Houses here go up under the 2020 Indiana Residential Code, the 2018 IRC with state amendments, and its section R506.2.3 wants a 6-mil plastic sheet laid under a concrete floor before the pour, then exempts garages and other unheated buildings. So a newer house can have plastic under its basement floor while the garage slab poured the same month has none. Dry-looking garages get tested too. Every time.
The South Bend airport averages 64.5 inches of snow and 126 nights at or below freezing a year, per NOAA. Every one of those nights brings brine off the tires and onto the garage floor, and chloride deicers eat bare concrete.
Temperature sets the calendar. ArmorSeal epoxy wants 50°F in the air and the slab, and 5°F of margin above the dew point, and NOAA’s monthly averages here clear 50°F only from May through October. A heated basement can be done in January. An unheated garage in March is a waiting game, and we would rather wait.
One free check before anyone visits. Tape an 18-inch square of clear plastic to the slab, seal the edges and lift it the next evening. Water beads or darker concrete mean moisture is coming up.

Homewyse’s low figure only slips from $8.39 a square foot at 250 square feet to $8.29 at 650. The total climbs almost in step with the area.
Homewyse prices the job with an acid etch, and HomeGuide says most epoxy products call for one. Grinding costs more. In our view it is what keeps a coating stuck in year five.
Once the shutter on my balcony broke. It got messed up on the top and was not going down. I was renting at the time, so I called our agents and they called the guy. He was quite quick, maybe 15 minutes, showed me it works now, and I paid. Literally a week after, it broke again. That time he properly disassembled the mechanism on top, and it took two or three times more, but since then we never had a problem with it. There was no way for me to know if the first job was a good one or a bad one.
Smooth epoxy with water on it is. Simiron's friction test put a flake floor under its topcoat at 0.63 wet, which is decent grip. For a ramp or the strip inside the door, ask for aluminum oxide grit in the topcoat. It feels like fine sandpaper underfoot.
No. Old paint lets go of the concrete long before a good coating would let go of the paint, so it gets ground off to bare slab first. That extra pass is why a peeling floor costs more to redo than a clean one.
ArmorSeal epoxy needs 48 to 72 hours before cars at 77°F and 4 to 5 days at 50°F. A polyaspartic top can take a car in about a day when warm. Parking early is how hot tires lift a soft coating.
A heated garage or a basement, any month. An unheated garage here averages 50°F or better only from May through October, per NOAA. Fast-cure coatings stretch that a little. In our view a November coating is a gamble on the cure.
Everything standing on the floor, shelving included, because the grinder has to reach the walls. Cabinets hung on the wall can stay. Plan on parking somewhere else for a few days.
It stops vapor, the kind that makes coatings bubble. Standing water from a crack or a high water table is a drainage job, and no coating fixes that. Taping down plastic for 16 hours, the ASTM D4263 check, shows whether your slab sweats.
The prep method, each coat with its thickness in mils, how moisture gets tested, the cure times and the payment schedule. If a warranty comes with it, ask what it excludes and whether a warranty repair restarts it.
